Rent
The initial month's rent and deposit must be paid in advance, with all subsequent payments made via standing order.
Holding Deposit
To secure a property, a holding deposit equivalent to one week's rent of the monthly rental rate is required.
Tenancy Deposit Scheme
By law, all deposits must be protected. Sinclair employs a custodial-based scheme through the Deposit Protection Service (DPS) and is a member of RICS and ARLA. Legislation outlines clear timelines and procedures for deposit management and dispute resolution at the end of a tenancy.

Periodic Inspections
For properties under Sinclair's management, periodic inspections will ensure compliance with your obligations outlined in the Tenancy Agreement and proper maintenance of the property. Sinclair retains the right to conduct the initial visit within the first month of the tenancy and subsequently every three months. Should you have any inquiries about these visits or need further information, please don't hesitate to contact your local office.
Utilities & Insurance
Sinclair recommends that all tenants carry liability coverage exceeding £5,000 to safeguard against accidental damage to the landlord's fixtures and fittings. If you already possess such a policy, kindly provide us with a copy of your certificate before your move-in date.
