With ever increasing legislation it is important to choose an agent who understands the rental market and who puts you and the protection of your property at the forefront. Our qualified ARLA team know how to best present your property, obtain the best possible return whilst offering a personable and local service.

Our Services



If you instruct us on a Lettings Only basis, we will:

  • Advertise the property in accordance with our marketing plan.

  • Arrange viewings for prospective Tenants.

  • Obtain feedback from any viewers and report our findings.

  • Process applications and take up references for Tenants and Guarantors.

  • Prepare and arrange for the completion of our standard tenancy agreement and any other documents which are necessary for a tenancy to commence.

  • Carry out the necessary Right to Rent (Immigration Act 2014)

  • Collect the first rental payment and pay into your nominated account

  • Register the deposit funds with the DPS and serve the relevant prescribed information to the Tenant.

  • Carry out a full inventory if required (additional charges apply)



If you instruct us to provide a Rent Collection Service, in addition to the items specified in the Lettings Only service, we will:

  • Complete and arrange standing order instructions for rental payments.

  • Demand and collect the rent.

  • Notify you if the rent is not paid or if the rent is paid late.

  • Chase any outstanding rental payments.

  • Prepare and send you rental statements (income & expenditure)

  • Arrange payment of funds due to your nominated account

  • Negotiate and arranges renewal tenancy agreements




If you instruct us to provide a Full Management Service, in addition to the terms in the Lettings Only and Rent Collection Service, we will:

  • Provide a full inventory and schedule of condition.

  • Arrange for general maintenance to be carried out when and if required, subject to your consent (unless in an emergency).

  • Arrange for the periodic and annual safety checks to be completed with prior notice to yourself.

  • Visit the property 3 monthly and provide a inspection report

  • Complete an end of tenancy check out, complete all negotiations and if required raise a claim regarding any dilapidations due on your behalf.

  • Provide a Rent Protection and Legal Insurance Policy* to protect against missed rental payments, legal expenses associated with an eviction due to non payment of rent. This will be provided through a 3rd party company *Additional charges payable
