Which report and why?

The best way to reach an informed decision on such an important investment is to have a survey carried out on the property you intend to buy and carefully consider it's results before entering into a contract to buy it.

There are three options:

  • Valuation Report
  • RICS Homebuyer Survey and Valuation
  • Building Survey

Valuation Report

This is a brief report provided to give a professional opinion of value. It gives limited information as the condition of the property. It is equivalent to a report for mortgage purposes.

RICS Homebuyer Survey and Valuation

An economic report suitable for flats and nearly all traditionally built houses and bungalows constructed since 1900. It can also be appropriate for traditionally built properties constructed before this date. It provides a comprehensive report on the property and highlights urgent and significant defects. It is intended to help you make an informed judgment as to whether or not you wish to proceed with your purchase. The report contains an Open Market Valuation and a Building Reinstatement figure for insurance purposes.

Building Survey

A comprehensive inspection suitable for all properties but specifically recommended for older buildings, properties you are planning to renovate/alter and properties which have already had extensive alterations.

The survey includes major and minor faults and recommendations for any further specialist inspections.

A building survey does include a valuation, together with a figure for reinstatement purposes.
