Sinclair Fees For Tenants

Prior to placing application funds with Sinclair Letting Agents, we recommend that you give consideration to the following notes. If you have any queries relating to the selection criteria, it remains your responsibility to pursue enquiries with us and satisfy all salient points.

 Pre Tenancy Fee’s

Once the reference checks have commenced the application fees are non-refundable. However, should the Landlord withdraw the property from the rental market a full refund will be due. Application Fees are as follows;

Single Application £250.00

Joint Application £310.00

Additional Applicants £60.00

Guarantor £60.00 (Per Guarantor)

International Applicant £60.00 (In addition to the single/ joint application fee per applicant)

Security Deposit (Our standard deposit is equal to 1 months rent plus £100 - this may   be subject to change depending on individuals circumstances)

Post Move In Fee's

Tenancy Renewal Fee £50.00 (Fixed term tenancy agreement only)

Pay a charge of £12.00 For each letter the Agent, acting reasonably, has to send to the Tenant concerning breaches of the tenancy.

Pay a charge of £24.00 For any payment presented to the Landlord’s Agent’s bank but returned, refused or re-presented by the bank for any reason. This fee will be payable for each presentation which fails.

Pay a charge of £15.00 For each missed property inspection visit, where the Tenant has had reasonable notice of the Agents intention, or the Agents appointed representative’s intention, to visit either by letter, email or telephone.

Pay a charge of £20.00 For the preparation of a reference, by either telephone or in writing, for a future Landlord, Letting Agent, Local Authority or Housing Association. 

All fees are inclusive of VAT

Can You Afford The Rent?

It is considered that you will need to earn a gross yearly income of at least 2.5 times the annual rent amount. If the affordability criteria is not met, a guarantor may be requested. All accepted guarantors will be required to sign the tenancy agreement, in our office, prior to the tenancy commencement. Applications will be rejected if income is not verified or the affordability criteria are not met.


Should an applicant be accepted for tenancy, the initial rent and deposit is payable in cleared funds, therefore only cash or bankers draft will be accepted. These funds will be due on or before your agreed tenancy start date and therefore, please ensure that you clarify the amount due before committing to the tenancy.
